Ownership - The Village
of New Knoxville owns the industrial property. The New Knoxville
Community Improvement Corporation (CIC) serves as the marketing
arm for the Village. The CIC is actively seeking new industry
and stand willing to offer their assistance.
Size - The 33.4 acre Park is developed with water, sanitary
and storm sewers, natural gas, and underground electric service
to the property lot lines. All streets have curb and gutter and
are paved with asphalt pavement. The Village also has an option
on 32 additional acres adjacent to the Park with all public utilities
available.

Location - The Industrial Park is conveniently located
on SR 219 at the northeast corner of the Village, 1/4 mile from
the Neil Armstrong Airport. The Park is within the following distance
of several major highways.
Zoning - I-1 Industrial. "Protective Covenants & Provisions
" have been established to ensure appropriate use and improvements,
to encourage the development of commercial and light industrial
manufacturing with an emphasis on the retention or addition of
new employment.
Airports - The Park is adjacent to the Neil
Armstrong Auglaize County Airport on SR 219, one of Ohio's
finest county airports. The airport features a lighted 5650 x
100 foot runway, suitable to all types of aircraft including corporate
jets. The Park is located 45 miles from the Dayton International
Airport.
Incentives - The Park is located in the "Washington Township
– New Knoxville Village Rural Enterprise Zone "; whereby,
a tax abatement may be allowed for companies making a major investment
that will preserve or create employment.
Utilities
New Knoxville Municipal Utilities offer highly competitive
rates for electric, water, and sewer services that can save you
substantial operating dollars.
Electric - The New Knoxville Municipal Electric Utility
supplies 3-phase electric service to the Park. The publicly owned
system supplies reliable electric service at rates below investor
owned utilities. The distribution system within the Park is all
underground. New Knoxville is the only community in the area that
has its own diesel powered electric peaking generator, which can
provide continuous peaking electricity in the event of high statewide
demand during peak summer or winter requests for power; thereby,
avoiding excessive electricity charges during those periods.
Water System - The Park has a water tower with a 250,000
gallon storage capacity, and a 12" diameter supply line. The water
is softened and the static water pressure is 55 PSI.
Sanitary Sewer System - The New Knoxville Wastewater Treatment
Facility serves the Park with a 15" main.
Natural Gas - Vectren
Energy Delivery provides natural gas service to the Park.
Telephone/Cable/Fiber -
NKTELCO
is a local company providing high quality communication services
(telephone, cable, fiber optic, DSL and dialup networks), and
cable TV. The community is also supplied by Adelphia, offering
cable network and cable TV. With our link to global markets with
copper and fiber optic networks, the Park is able to meet the
requirements of small and large business systems.
Schools
Elementary and
High School - The public school system,
New Knoxville School,
is rated "excellent" by the Ohio Department of Education,
achieving some of the highest test scores in the State of Ohio.
